Subdivision Annual Assessment Fees
Rosedale has 115 homes. Currently the annual assessment per home is $100.00, due every January. These working capital dollars go towards maintaining our subdivison. This includes electric for street lights, required liability insurance, maintaining common grounds (Entrance, around 3 ponds and roadside high-wire area), maintaining 3 mandated stormwater retention ponds, 3 street islands, filing liens on homes with unpaid assessments, and office supplies for subdivision business.
As of February 2009 Meeting: 11 homeowners unpaid for 2009, 39 unpaid for 2010.
Nov. 1, 2010 Update: With hard work, and door-to-door effort on the part of Trustees we now have only 9 unpaid for 2009 and 12 unpaid for 2010. Some are unpaid for 1 or more years. Liens have or will be placed on those homes with delinquent assessments fees.
The Trustees also collected $4900.00 in 2009 and $1125.00 in 2010 in owed delinquent fees.

Due to inflation, expenditures are now exceeding annual assessments. The cost for electric, insurance, and grounds maintenance have risen steadily and increases will continue. We must modify our indentures to allow for annual fee adjustments to ensure the working capital is available to maintain our subdivision and prevent our neighborhood and property values from decline.
-Rosedale Trustees will be contacting residents in order to obtain homeowner approval to amend the indentures to allow for inflationary assessment fee adjustments.

Trees, Sidewalks and Streets
The City of Arnold states it is the homeowners responsibilty to maintain trees and sidewalks. Trees are to be trimmmed to allow 12 feet overhead clearance from the road and sidewalks.
Ozark Bridge and Rosedale Street Access

The Ozark bridge has been open since July. Ozark Rd access to Rosedale Dr. has been removed.
